Second units
More homes on the lot you already own
Ontario now allows up to three residential units on most lots with a detached, semi or townhouse: for example the main house, a basement apartment and a garden suite. Each city still sets its own zoning, parking and servicing rules.
We check what your property allows, design the units with our in-house BCIN designer, get the permits, build to the Ontario Building Code and Fire Code, and finish with the city registration where it is required.

FAQ
Common questions
How many units can I have on my property?
Ontario rules allow up to three units on most residential lots, but zoning, lot size, parking and servicing vary by city. We confirm what applies to your address before you commit.
Is a basement apartment worth it?
A legal unit can add rental income and resale value, and it protects you as a landlord. An illegal unit can be ordered closed and may not be covered by insurance.
Do you handle everything?
Yes: drawings, permits, construction, inspections and registration, with one point of contact.
